SAMPLE CASE SUMMARIES
The following are selected project case summaries taken
from a sample of the numerous retirement and assisted living
projects completed by NCM.
ARIZONA
In collaboration with private investor
groups, NCM has conducted preliminary market feasibility
research and initial market evaluations in multiple Arizona
communities. These have focused on the development of senior
housing, retirement and assisted living facilities. In some
cases, the senior complex envisioned is structured as
a part of large-scale senior and mixed family housing
developments.
CALIFORNIA, COLORADO, FLORIDA, MAINE, MISSISSIPPI, TEXAS
, UTAH
In cooperation with both for profit investor
groups and non profit entities, NCM anticipates evaluating
the potential for development of senior retirement and assisted
living complexes in several locations. The preparation of
preliminary market and financial feasibility studies is envisioned
as the first step in the development of these projects.
Full development services will be provided, as appropriate
to each project.
HAWAII
A Market Feasibility Analysis was completed by NCM on behalf
of a private investment group to determine the potential
for a market rate senior retirement facility in Maui County,
Hawaii. The proposed site was an existing property owned
in Kihei. The study recommended that a facility in the Kihei
area be considered (independent and assisted living); in
the secondary service area an unmet need for assisted living
was forecast within the Caucasian senior community.
MISSISSIPPI
NCM has been selected to provide
services in conjunction with the development of a senior
retirement/assisted living complex serving a national, non
profit religious community and ethnic population. The project
will be integrated with the renovation of a college campus
and development of significant new housing serving both seniors & the
general population.
MONTANA
NCM has been selected to assist a private investor group
develop a large-scale senior housing, retirement and assisted
living complex serving the age 70+ private pay senior population.
The proposed project is the first in a series of projects
anticipated to be developed by the group.
OREGON
A Market Study to determine the feasibility
of a senior retirement complex was completed on behalf
of a nonprofit sponsor. The site in question was property
located adjacent to the local hospital. The study concluded
that demand existed for market rate assisted living, low-moderate
income assisted living, market rate congregate and low-moderate
income congregate housing. The proposed complex
was developed on the site and opened in the summer of 1995.
WASHINGTON
NCM served as Project Development Coordinator on behalf of
a private family in the development of a combined retirement
and assisted living facility, utilizing a site located adjacent
to an existing skilled nursing facility. Construction of the
facility was completed in July 2000. The facility leased up
on schedule and now operates at full occupancy with a waiting
list.
