is an experienced firm of "networked" professionals
from various backgrounds and disciplines providing development
and management consulting services for sponsors of senior
housing, retirement and assisted living projects throughout
the United States. NCM's "network" includes professionals
with experience in development, financing, management and
operations, nursing and resident care, marketing and lease
up, accounting and finance, purchasing, maintenance, and
human resource management, among other disciplines.
MARKET RESEARCH
Need assessment, including definition of market area,
assessment of income and economic characteristics, demographic
analysis and analysis by market segment; mail surveys and
focus group interviews of seniors and key informants; competitor
assessment; real estate/housing market assessment; composite
analysis of all factors.
PRE-DEVELOPMENT ACTIVITIES
Site evaluation and selection; development of space plan,
functional plan, services to be provided, site and floor
plan layout; payor analysis; environmental review; boundary
and topographical review; refinement of service package
and amenities; preparation of operating pro-forma; development
budget and cash flow forecast; financing plan; development
of financing package. Certificate of Need applications
(where required).
DEVELOPMENT ACTIVITIES
Funding procurement/oversight; jurisdictional liaison
(permits, licenses, certificates, etc.); development team
selection and contracting including architect, contractor,
and consultants; owner/sponsor representative; construction
coordination/oversight.
MARKETING AND PRE-LEASING
Marketing program development; promotional materials/collateral
development; all pre-lease activities; implementation of
marketing and tracking system and program.
START UP
On-site manager selection; management
plan and structure; recruitment/training of staff; operational
plans, policies and procedures (resident services, quality
assurance, risk management, social/activities, food services,
maintenance, housekeeping/laundry/linen, accounting/finance,
data processing); selection and implementation of operating
systems (medications/pharmaceuticals, all low-voltage systems,
fire/safety, phone, emergency call, computer, TV, etc.);
state licensure and Medicaid/COPES contracting (if appropriate);
ongoing monitoring of all systems to assure compliance
with design. |
